Looking to buy isolated island...

The Senate today has announced its intention to buy a small isolated island, perhaps 20x20km square or aroundabouts size.
It must be uninhabited, but habitable (able to build buildings on).
Our prefeered location is in the Pacific somewhere, and the island will be used strictly as a weapons research center.
Doujin owns an uninhabited island, about 100 nautical miles from Doujin's shore. It is in Doujin waters, and if interested we could arrange some sort of contract? Doujin has one of the best navies in the world, and could provide naval security if you would like..

All right, then you can't use the island that I was going to offer, however, we do have others. (The first island was only around 75 kilometres from my coast line.)
I can post a map and you may choose which island would suit you the best from our former testing atolls.
